Construction of the residential complex “Zuhause im bayerischen Voralpenland”, which was designed by BPS Planung (the building contractor is the company “Wohnen und Pflege GmbH”), has begun. This is the first residential project in Germany that has been realized completely with implementing BIM technologies, from design to operation.
The residential complex is situated at the foothills of the Alps, in the heart of the picturesque, dynamically developing municipality of Tuntenhausen, just a hundred meters from the famous pilgrimage church of St. Mary’s Assumption, one of Germany’s oldest basilicas in Old Bavaria, and only three train stations away from Munich’s Ostbahnhof station.
The implemented BIM technologies have contributed to realize the project idea as efficiently as possible. The main objective was to create a high-quality living space for people of different ages in all three houses of the residential complex, including a fully barrier-free environment.
By the planning of real estate was used a flexible approach: The customers were presented different housing opportunities – from one-bedroom apartments with an area of 47 sqm to spacious four-bedroom apartments with an area of up to 160 sqm. The complex offers apartments with a terrace and a plot of land, medium-sized apartments with a balcony and terrace as well as smaller and cozy apartments on the mezzanine floor.
All ideas were modeled in a virtual space and carefully analyzed – in this way we managed to achieve a harmony between beauty, functionality and the cost of design solutions. Changes to the project could be made quickly and in full compliance with the customer’s wishes.
Active construction work is currently underway (the building contractor is Joseph Krüselmann GmbH). It should be mentioned that the 3D detailing of the digital prototype enables a fast construction process. It is planned to control the high precision of the structures erected during construction in such a way that the information model offered after the completion of construction for the implementation of operational workflows corresponds exactly to the actual construction goals.
In the future, the BIM model will serve as a source of information for all subsequent work processes – from operation to maintenance work.
